Are you licensed realtors?
No. We represent ourselves and only sell land that we own.

Will you buy my land?
We buy land for cash. Make us an offer on our website, we will review the details of your lot or offer.
Can I sell my land on your website?
No. We only sell land that we own. If you would like us to make you an offer for your land, please complete our form.
What are my responsibilities as a buyer?
We ask that all of our buyers complete their own due diligence. We do our best to obtain information on each property, but it is always best that you educate yourself as much as possible before purchasing. We do not necessarily visit each lot that we own.
What type of deed do you use to transfer ownership?
In most cases we use a Special Warranty Deed to transfer ownership. This deed warrants to our buyer (the Grantee) that we will defend the right and title to the property against claims against the buyer that arise from, under or through us (the Grantor).
Are taxes and association fees paid in full at the time of sale?
Yes, all taxes and association fees that are due will be paid in full as of the time of sale.
Do you offer financing?
Yes, we do. Please review the specific details of the auction or listing.
Do you take care of all the paperwork?
Yes. We always handle every single bit of paperwork. From having the deed prepared, mailing to be recorded, and verification of the transfer of title we take care of it all. You will receive a fully recorded deed from us every time.
Is title insurance offered?
No, we do not offer title insurance; this may be obtained on your own.
REFUND / CANCELLATION / EXCHANGE POLICY
Western Property Trust prides itself on customer satisfaction. All properties are listed for a period allowing the buyer time to perform their research and due diligence prior to the initial payment. Buyers are encouraged to make all inquiries within that time and not to submit their initial payment unless and until they are confident and comfortable in doing so, understanding as bidders must, that to place an initial payment is a binding contractual offer. The initial payment means necessarily that the buyer has a binding contract to purchase the property for the amount set forth in the advertisement. This process is greatly different from one where the buyer is high-pressured after a 3 hour sales presentation into saying "yes" and therefore requires a refund period to "cool off." Just the opposite with Western Property Trust - where there is no pressure to buy, and every opportunity to inform oneself about the property being bid upon. Thus, under these circumstances, refunds cannot be honored unless a problem develops where a property cannot be conveyed to the buyer free and clear of financial liens. There are, however, extenuating circumstances, and to uphold our customer satisfaction will review on a case by case basis.
